Why A Real Estate Agent Should Leave Facebook Alone: Part 2

FacebookNow that we have talked about two of the major points as to why a real estate agent should not have a Facebook page – let’s touch base on three more points that are very important.  One thing is the content of the Facebook page.  Most of the time, your Facebook page is not going to contain a lot of the content that you can provide via a blog or even your own website – so that is something that you need to really think about.

The next thing is going to be SEO.  If you are going to sign up for a business Facebook page to promote your website and/or blog – you are going to cut them off at the knees because you are not going to have any SEO on your Facebook page, which you could add onto your blog or website.  Another thing is the prospects that you could gain via Facebook – while you might end up with a lot of fans, you are not truly going to be earning a lot of money.

Facebook is a place for teenagers and people who are not trying to run a business – while I personally love Facebook, I would never put my business on it.

How To Market Yourself Without Any Money! Part 1

home_p_picTimes are pretty tough nowadays, especially for the real estate market.  I know that I see houses all the time that are being sold by owners because they do not want to pay realtor fees.  However, if you are a real estate agent with no money at all for advertising for your services – I can help you!  There are many different ways that you can market yourself for little or no cost at all, all it takes is quite a bit of work and some determination and you should be fine!

One of the first things that you are going to need to do is look for free publicity.  This could be in the form of online newspapers, networks, 24 hour TV news and all new radio stations.  You could even advertise online on places like craigslist and things like that.  Coming up with a Myspace page or even a Facebook page is a great way to get your name out there too and it does not cost you anything at all!

How Can A Brand New Real Estate Agent Get A Listing?

Questions and Answers signpostBecoming a brand new realtor in this day and age is something that is extremely difficult – not only are you brand new on the market and most likely fresh out of school, but you might not have any idea how to capture your first home to sell.  There are many different answers to that question, but let’s first talk about building your database.  This is where you can get on the computer and use the internet to get your name out there – there are many different contact software sites available that will let you connect with people and build your database from there.

Another thing you want to do is take your business seriously.  You want to make sure that you hit the pavement too and get yourself out there … pretty soon, someone will take a chance on you and let you sell their home and that will give you such a fantastic high that you will never turn back!  One thing that you need to think about whenever you are looking to build your business from the ground up is going to be: what type of business are you trying to build?

There are so many different resources available online that it truly is incredible and if you are trying to promote you and your services, you should definitely take advantage of everything that the internet has to offer.  However, you do not want to make it all about being online either – you really want to make sure that you get out there with your face and reputation.  Making those social connections is awesome and you really need to make sure that you do that.

Making up business cards and placing them around places like coffee shops and such is a fantastic way to ensure that your name is getting out there.  Promoting yourself can be difficult but not impossible … just remember some of these tips and you should be fine!

One of the main reasons why people specialize in selling properties like this is because of the money.  The money is absolutely more lucrative than just selling individual properties; however, it does take some skills.  Whenever you are selling commercial real estate, you need to understand that there are a lot of different rules and guidelines that you much follow and every city is different – so make sure that you understand all of those.

Another thing that you need to make sure that you do is hire yourself a solicitor and accountant to handle all of the contract details, because there will be a lot of them.  This will not only save you a lot of time, but it can also save you a lot of money.  Becoming a real estate agent in this field is difficult but well worth the effort.

Now that we have talked about how you should make your house a little greener whenever you are looking to sell it, let’s now talk about how you can make it greener.  First and foremost, the floors … if the house has hardwood floors should be switched over to bamboo flooring.  What you might not know about bamboo flooring but it is actually extremely durable and totally better for the environment overall!

The next step should be …if you can afford it to add in solar panels to you can gain energy that way.  Solar panels, if you are looking to sell the house is a fantastic selling point and you can actually add the price onto the total cost of the home as most people will appreciate the fact that their house has solar panels.

Switching out some of the appliances to energy saving appliances is also a fantastic idea as well as switching out all of the light bulbs.  These are just a few ideas that will absolutely make your house greener and more appealing to the latest generation of environmentalists!

It is pretty obvious that in this day and age, you really need to be aware of the environment and this is especially true if you are looking to make a house that you are trying to sell a little bit greener.  Honestly, there are a lot of different things that you can do that can make the house extremely appealing to those couples that are looking for a ‘green’ home versus just a normal home.

For one, need to do some research.  Researching different ways that you can be eco-friendly is a great start and definitely something that everyone should do who is in the real estate business … or who is trying to get into the real estate business for themselves.  The next thing you need to consider is not going to be good …

Cost …. The cost to make a home eco-friendly is very high but you know what?  Add that onto the price of the home and you will absolutely have a better chance at selling the home!  In the next blog I will go over some of the ways that you can make the house extremely eco-friendly and great looking!

Renting

While you may be considering renting your home out instead of selling it, you probably have no idea how to get started.  First and foremost, you need to make sure that you get yourself a contract together.  This should be a tenant-friend contract, as you do not want to scare them off, but you definitely want to make sure that you are protecting yourself as well as protecting the home.

The contract should be pretty standard and once everything you have to say on it is done, you should definitely take it to a lawyer and absolutely have it looked at.  That way, everything is going to be legal and you can make sure that your butt is covered!

After that is done – then you move onto the actual renting of your house out and we will explore that a little bit more in detail in the next set of blogs!

For rent.

Face it; there are a ton of homes out there right now that are being foreclosed on and honestly it is extremely hard to sell any houses right now.  Or, on the flip side, if you do sell it – you really are not going to be making any sort of profit off of it due to the fact that you have had to lower the cost at least five times before it finally sold right? 

Have you ever considered, instead of selling your home renting it out?  To be quite frank, in this day and age, people are looking at renting a property versus just buying it so you should have absolutely no problems getting some new tenants in there in absolutely no time! 

First and foremost though, you definitely need to make sure that you know exactly what you are doing whenever you are attempting to rent your home.  That is what we are going to explore!  So stay tuned guys!

Foreign Investors More Confident on the Outlook of U.S. Real Estate

Foreign investors forecast a better year for the real estate market of the United States. Businessmen are expected to invest more in 2009 compared to the previous year.

According to a survey of the Association of Foreign Investors in Real Estate, loans from real estate lenders are fore casted to increase by as much as 58% in the United States and around 54% globally. Based on their data, activities of investors in the market are expected to increase by 73% in the U.S. and about 40% across the globe.

Members of the association are looking forward to more sound investment fundamentals in 2009 compared to the previous year which forced most investors to be guarded because of the market uncertainty.
