Curb Appeal For Spring: 2

Saturday, February 27th, 2010

woman-planting-flowers-thumb4546076Now that we have touched on the trimming of the trees, the next thing that we are going to talk about is early spring planting.  To be honest, it really is not too early to start planting those flowers in later March, especially if you live in a state that is usually really nice around that time.

While the frost might come, you want to make sure that you have a plant that can actually withstand the cold and the frost, just in case.  Tulips are actually fantastic and they are flowers that will come up again and again.  You can also use violets, as these are flowers that are very well known to withstand a lot of different weather.

Flowers are a fantastic way to draw in the crowds to your home and you always want to make sure that you have curb appeal, especially in the spring.

landlord 4The reason you want to become familiar with all of this information is because of the many responsibilities you as the landlord will have for your property.

It is your job to keep everything in good working order. If there is an electrical issue, you need to take care of that. Plumbing, appliances, the heat and the air conditioning — it will be up to you to keep all of this working the way it is supposed to work. And if at any time your tenants come to you for prepares, tackle the problem as soon as possible.

Safety and security are largely your responsibilities as well, so make sure your tenants are safe while living on your property.

landlord 3Compared with what it takes to be a good landlord, becoming a landlord is actually a piece of cake. You have to consider this: if you get a reputation as a poor landlord, what tenant is going to want to rent from you?

The first way to be a good landlord is actually by protecting yourself. As you have read, it is important for you to understand all of your rights as a landlord, as well as the responsibilities you will have.

It will serve you very well to contact your local rental housing authority. Doing so will allow you to completely understand what legal rights you have as a landlord, as well as what you are responsible for concerning your tenants and your property. Complying with the state laws as well as your local laws is extremely important. You will also want to be aware of health codes, building codes, housing codes, and so on.

How You Can Become A Landlord: 2

landlords-8When you are becoming a landlord, it is really hard to believe some of the things that you have to go through.  Well guys, I have some news for you – besides having a screening system for your tenants, there is also another thing that you have to set up and that is a payment plan for the rent.  Your tenants are going to have to pay rent and the best place to actually have them pay it is via your PayYourRent.com profile.

This website is amazing for anyone who is not used to being a landlord.  You can set up payments, allow your tenants to have access to the database to request repairs – which you will be able to track.  Tracking everything that you fix or do for your tenants is very, very important … as you can probably see from shows like Judge Judy.

Being a landlord is not all that difficult, you just have to be organized and make sure that you truly know what you are doing!

landlordsBecoming a landlord is something that is very popular these days.  Back in the day, landlords were people that were in charge of everything from apartment complexes all the way to condos, but now – normal people like you and me and are becoming landlords simply because we can not sell the house we have sitting on the market.  Instead, we are renting them out and hence, making us a landlord.

However, do you know exactly what is entailed in becoming a landlord?  I didn’t until I became one and I have some advice to share with you within the next few blogs.

Firstly, you need to make sure that you have a screening for your tenants.  You always want to make sure that your tenants are something that are going to be very, very close to you and honestly – they are going to be living in your space unattended.

In the next blog, we will talk about pricing and how you can keep track of those repairs that you do to the house.

Renting an Out of State Home: 2

renting 2Using the means listed in the last post, you should be able to work up a list of possible rental properties.

Once you have a list, start getting in touch with the landlords of each one. Ask about the specifics for each place. This will help you narrow down your choices and create a short list based on your needs.

You are now ready to go see these places. Now, that is not always possible. So, if you have a friend, family member, colleague, et cetera, in your new city, see if they can give you a hand. Failing that, again, a real estate agent or broker may be able to help you.

Make sure, when you finally make a choice, that you carefully read the rental contract before signing it. Get help with understanding all the legal jargon if you need it.

rentingYou find out you have to move — out of state — and you have to rent something, preferably as soon as possible. It happens. It can be scary, frustrating, and difficult, but it still happens. How do you start? How do you do it successfully?

For starters, you have to figure out where you have to move. If, say, you have to move to Baltimore but cannot afford the in city rents, find out what neighborhood, suburb, or nearby town you can realistically choose instead.

Now it is time to start looking at web sites with rental listings — Find Home Rentals, Vacancy Net, and even Craigslist can help. Online newspapers and classifieds are helpful as well.

You cannot do everything by yourself. You may need to find a real estate agent, a property manager, or a broker. Talk to the Chamber of Commerce.

Finding a Pet Friendly Rental: 2

Thursday, September 3rd, 2009

Dog at front of houseNow, whether the properties you are strongly considering are pet friendly or if you negotiating, you have to realize something. Your potential landlords are going to have questions. Answer them honestly. If your dog tends to pee in the floor if his puppy pads are not down, answer honestly when asked — but you can also swear that you will make sure the pads are always available. If the cat does not like young children, say so.

You can always ask questions, too. If a potential landlord refuses to allow pets, just ask him or her why. You may be able to calm any fears.

You have to be responsible when you have pets in a rental property — after all, you may not always live there, so you need to be courteous and responsible. You may consider to add a pet rider onto the rental agreement — but then you will have to abide by it.

We can't stress enough how important it is to get the right insurance. For your home, get as many homeowners insurance quotes as you possibly can! For your business, contact multiple agents to get estimates on your business insurance. You need insurance, but you don't need to pay too much for it!

pet friendly 1If you have a pet, be it a dog, a cat, or an iguana, you know that it is a part of your family — so if you move, then your pet moves, too. It can be hard, however, to find an apartment or rental house which allows pets. However, there are some things you can do to make the search easier.

First of all, in looking for properties to consider, look specifically for those which state the property is pet friendly. Depending on your rental budget, you may want to steer clear of the listings which describe a fee for pets.

If you do not find any of these listings, or if the property does not meet your living preferences, do not worry. Check out other listings which describe a house that will work for you; remember, the issue of pets may be a negotiable one.

Trailer Homes: They Are Cozy!

Friday, August 7th, 2009

trailer-homes-1Taking the plunge and buying a real house is a big deal.  To be perfectly honest, the first time that I brought my first home, it was not a home at all, rather it was a trailer.  While most people associate trailer homes with something less than credible, in this day and age, that perception is just wrong.  Trailer homes are honestly some of the coolest looking homes and they have so much space inside of them, it truly is crazy!

However – there are some things that you should do even before you begin going to mobile home parks in search for your dream mobile home.  The first thing is research.  You want to ensure that you are not only going to be getting a good deal, but you also want to make sure that it looks nice.  Looking online for credible mobile home parks and taking some tours is a great idea!

Another thing that you want to make sure of is how you plan to purchase the mobile home – financing is probably the best option, however you do have to have decent credit for that.
